What we collect, why, who has access and how to exercise your rights.
Person in charge of the protection of personal information
Patrick Lussier, residential and commercial real estate broker, Proprio Direct, real estate agency. 215, rue Reynolds, Granby (Québec) J2G 5V9. patricklussier.courtier@gmail.com · (450) 525-9651.
Information collected and why
- Forms (value opinion, contact, guides, international, developers, leasing, property search): first name, last name, email, phone, city or area, property description and message; for a purchase search, also your budget, timeline, mortgage pre-qualification status and whether you have a property to sell. Used to answer your request and support your real estate project.
- Applications (Join the team page): your contact details and what you tell us about your background. Used only to review your application.
- Partnerships: your contact details, your company and your proposal. Used only to answer it.
- Prestige List (optional): your email, to receive selected properties and invitations. You are signed up only if you check the box provided for that purpose, separate from the consent to be contacted. Every mailing includes an unsubscribe link.
- “Prestige IA” virtual assistant: the messages you write are sent to an artificial intelligence provider (Anthropic) to produce the answer; they are not stored by the website. Your IP address is stored to count the number of free questions. Do not enter personal information in it.
- “Locate me” (optional): your exact position is calculated in your browser and never transmitted. If you then send a request, only the area (near Granby, elsewhere in Quebec or outside Quebec) and, near Granby, the closest town accompany it.
- Visit source: when you send a form, campaign parameters in the page address (for example utm_source) may be attached to the request to know which ad or link brought you.
Cookies and audience measurement
- No advertising cookie (Google Analytics, Google Ads, Meta) is enabled until you accept it in the banner provided for that purpose.
- The website uses Vercel Web Analytics, a cookieless audience measurement: it counts page views in aggregate, with no persistent identifier and no advertising profile.
- The website keeps in your browser (local storage, 90 days) the address of the page you arrived on, to know which ad or link brought you if you send a request. It also keeps your consent choice there.
- Automatic translation (Google Translate) only loads if you choose another language; it then sets a language cookie.
- You can withdraw your choice at any time by clearing your browser’s cookies.
Who has access and where your information is hosted
- Patrick Lussier and the members of his team who handle your request.
- Technical providers, only to run the website: Vercel (website hosting), Supabase (database), Anthropic (virtual assistant) and Google (translation, if you choose it).
- These providers may process information outside Quebec, including in the United States. These communications are limited to what is necessary for the website to work.
- Your information is never sold.
Your consent and your rights
- Every form asks for your explicit consent before sending. You can withdraw it at any time.
- You can request access to your information, its correction or deletion, or unsubscribe from the Prestige List, by writing to the person in charge above.
- If you are not satisfied with the answer, you may contact the Commission d’accès à l’information du Québec.
Retention and security
- Information is kept as long as necessary to handle your request and meet the broker’s professional obligations, then securely destroyed.
- Access to the database is restricted; the website’s technical logs do not contain the content of your requests.
- In the event of a confidentiality incident presenting a risk of serious injury, the persons concerned and the Commission d’accès à l’information are notified.
