Real estate in Quebec,
in your language.
I'm Patrick Lussier, a residential and commercial real estate broker with Proprio Direct, based in Granby. I work across this region, in English as readily as in French.
If you're buying a cottage on the water, moving from Ontario, investing from abroad, or selling a property you own here — the process is the same, but nobody should have to navigate it in a second language.
Four ways people reach me in English.
English speakers living here
The Eastern Townships have had an English-speaking community for generations. You shouldn't need a translator to understand your own promise to purchase, or to ask what a déclaration du vendeur actually commits you to.
Buyers from Ontario and the U.S.
Lakes, cottages, waterfront, ski-country properties. Quebec's rules differ from Ontario's and from every American state — notaries instead of closing lawyers, different disclosure obligations, different timelines. I explain the differences before they become surprises.
Non-resident buyers and investors
Buying Quebec property without living in Canada carries extra considerations: financing terms, tax treatment, and withholding rules when you eventually sell. These change, so I walk you through the current requirements and point you to the right accountant rather than guessing. What non-residents need to know →
Clients buying abroad
When your project is outside Quebec, I don't pretend to be licensed there — my licence stops at the provincial border. I find you a licensed broker in that market, case by case and checked each time, and stay reachable while it unfolds. How that arrangement works is governed by the law where the property is.
Residential and commercial.
My OACIQ licence covers both residential and commercial brokerage — which many brokers don't hold. It means I can follow you when your project changes character: from a family home to a first duplex, from a duplex to a portfolio.
A house sells on feeling, then justifies itself with reason. An income property doesn't: it's valued on real revenue, real expenses, lease condition, vacancy rate and optimisation potential. Two different jobs.

The network behind the portal
The MLS® System isn't just a website — it's a shared, broker-only database through which more than 15,000 professionals exchange information on every property for sale. Your listing enters the working file of thousands of brokers who already have buyers in hand.
Deep here, connected elsewhere.
My licence lets me practise anywhere in Quebec. My base is Granby, Eastman, Roxton Pond and the wider Eastern Townships — that's where I know the streets, the schools, the zoning, which sectors are climbing and which are flat.
Elsewhere in the province I travel — Montreal, Sherbrooke, the Montérégie, Quebec City. Where a sector needs ground knowledge I don't have, I say so and hand you to a colleague who genuinely works there.
Outside Quebec my licence does not apply at all. I cannot represent you in Ontario, Florida or Portugal — I connect you with a licensed broker there instead.
What local knowledge changes

- Schools and services
- Zoning and permitted use
- Servitudes and rights of way

A conversation, nothing more.
No presentation, no contract to sign on the spot. We look at your project, I give you a straight opinion and a written market value opinion. You decide afterwards.
